Lanham, Maryland · Prince George's County · 2023–2024A 2,133-square-foot interior commercial alteration. Multi-discipline construction documents — architectural, mechanical, plumbing, electrical — delivered, sealed, submitted, and permitted by Prince George's County in just over four months.

Zion Church operated a 2,133-square-foot space inside their building that had been used as an indoor garden center. The congregation wanted to repurpose that space as a community pantry — a place to store and distribute food and goods to neighbors in need. The conversion required a Prince George's County commercial interior alteration permit, full multi-discipline construction documents (architectural, mechanical, plumbing, electrical), and an architect's seal under Maryland law for commercial work of this scope and classification.
Maincare led the design and the permit pathway end-to-end. The architectural seal was coordinated with our partner Maryland-licensed architect, who reviewed the drawings substantively before stamping. Maincare was named the applicant of record on the permit.
The drawing package was prepared in-house and coordinated across four disciplines. Every sheet ties back to the same code-compliant scope, with consistent dimensioning, sheet numbering, and code references throughout.
The set was reviewed and sealed by our partner Maryland-licensed architect, then submitted to Prince George's County DPIE for plan review. Maincare worked the project through DPIE's review comments to issuance.
The Prince George's County permit authorized: installation of a countertop with a sink and cabinets and a sump pump; installation of cabinets to store goods; a new vinyl floor and repainting; new lamps; two new doors; and installation of new air conditioning. The Prince George's County review process for commercial interior alterations is precise — every code reference and every detail has to line up. Maincare handled it end-to-end.
Reviewed the existing space and the proposed use against the applicable codes — IBC 2018, IEBC 2021, NFPA 101, NFPA 13 sprinkler, NFPA 72 alarm, NEC 2017, IMC 2021, IECC 2021, WSSC plumbing, ADA 2010, COMAR Maryland accessibility, and the relevant Prince George's County subtitles.
Prepared the complete multi-discipline construction-document set: cover and code sheets, architectural plans and reflected ceilings, mechanical (HVAC) plans and schedules, plumbing plans and risers, and electrical notes, panel schedule, and power-lighting plan.
Coordinated review and seal with our Maryland-licensed partner architect, who reviewed the drawings substantively before applying the State of Maryland architect's seal as required for commercial work of this classification.
Filed the application with the Prince George's County Department of Permitting, Inspections and Enforcement (DPIE) — Maincare named as applicant of record on the original document.
Worked through code-compliance review with DPIE, addressed plan-review comments, and obtained the "Approved Permit Set" stamp on the cover sheet.
January 4, 2024 — Commercial Interior permit issued by Prince George's County DPIE, signed by the Director.
